Last week we asked when will ice form on local lakes. Today we saw ice fisherman on Lac Labelle, noticed ice forming on Silver Lake, ice expanding on the Nemambins and Nashotahs and observed most of the main Lake on Nagawicka with open water. Shallower lakes of course freeze first, deeper lakes later. Winter is moving in, not on little cat's feet, but more like a bad Santa. How will you enjoy Wisconsin's winter season?

When will the Ice Form on The Lakes?

When will ice cover the local lakes like Pewaukee, Nagawicka, the Nemambin's, Pine, Beaver, the Nashotah's, Kessus, Lac Labelle, Fowler, Ashippun and others? Generally the shallower lakes freeze first. Ask any ice boater. They know. Some say the Lakes are freezing later due to climate change. Is this true? Recently, the DNR extended musky season due to the possibility of open water later in December than years ago.
This week the first winter storm is forecast to dump a foot or so of snow and winter will be here.

Door County Fish

We went to Door County for a three day weekend and enjoyed the fantastic September weather. After reviewing what we ate we realized we ate fish daily and usually a different variety. Friday night we enjoyed a perch fry at Casey's Supper Club in Egg Harbor. The next day for lunch in Fish Creek we ate an excellent Walleye Reuben with cole slaw instead of sauerkraut. Sunday morning at Al Johnsons in Sister Bay- the famed spot with the goats on the grass roof- we started with a pickled herring appetizer followed by Swedish pancakes with ligonberries, Swedish meatballs and eggs. Sunday night for the Packer game we had fish tacos. What that means in Door County is you get a 12 inch piece of whitefish and tortillas and all the fixins. Monday, we ordered Walleye on a Kaiser in Baileys Harbor. That's a lot of fish!

The mortgage market always has opportunities and the latest opportunity is on a 5/1 ARM at 4.125%.

A 5/1 ARM locks you in on a rate that is fixed for 5 years. Afterwards the maximum upward adjustment on the 6th year is 2 points. For example the highest your rate would be on year 6 would be 6.125%. If you are transferred frequently or know that you will not be living in the area in that time frame this may be a perfect product for you. Of course you can refinance in 5 years or at any time. Bike Trail

Have you ridden the Bike Trail from Delafield to the Country Inn? Start near Highway C and head east. It is about 14 miles round trip on The Lake Country Trail. You wind up and down past Lake Nagawicka, Pewaukee Lake and three golf courses. The surface is a crushed stone, It can be a bit tricky if you have fat tires. Take a ride on the Lake Country Trail.

You can never be bored around here in the summer. There is an Art Fair at NagaWaukee Park Saturday which is off of 1-94 and Highways 83 on the shores of Lake Nagawicka. Bastille Days, the celebration of everything French gets underway Thursday in downtown Milwaukee and runs through Sunday. The Great Circus Parade rolls into town this weekend. This might be the last Circus Parade for some time, according to reports. You can view the wagons and animals at Veterans Park along the lakefront now. Enjoy Summer.

Lake Country Classic

The Lake Country Classic Bike Race was held last Saturday in Oconomowoc. Riders were rewarded with cooler temps, soft breezes and a spaghetti lunch finish as they pedaled the western edge of Waukesha county. The ride began and finished at a church on Oconomowoc's west side. The event is organized by the Bay View Bicycle Club. Various routes were offered up to a 100 miler.

New Oconomowoc Bike Path

There is a great new bike path to be explored. At first I was skeptical...after all it is under high voltage lines and abuts the sewage treatment plant but now after having ridden it a few times I think it is terrific. You can catch it at Roosevelt Park at the new Imagination Station playground area. It is wooded and scenic in spots and offers views of Silver Lake. One day we took it to Delafield. You can ride it to catch a glimpse of Pewaukee Lake and Nagawaukee Golf Course as well, with scenic views of the Nemambin Lakes along the way. Much of the path is blacktopped. All of the Oconomowoc section has blacktop. Starting at Roosevelt Park it winds through newer subdivisions with the Olympia Ski Hill in view and crosses Hwy 67 and one of the original Pabst Farm properties' driveway as it angles east and south toward Hwy P toward the Nemambin Lakes. At that point there is a new restroom and parking spots. Check it out.

FED CUTS

The Federal Reserve cut a key lending rate Wednesday by a half point. Mortgage rates rose and have risen four days in a row. The Dow rebounded Tuesday nearly 900 points, the 2nd largest one day increase and gas prices are now in the $2.29 a gallon range if you shop around. Our retirement portfolios will bounce back, our gasoline costs will drop and next week the election will be decided and we will start thinking of carving turkeys.

Oconomowoc has the largest inventory of homes for sale in the $200,000-$499,000 range which is not unusual because it is the largest local area. Currently there are 145 homes for sale in that price range in Oconomowoc. In Delafield, there are 60 homes for sale in the $200,000 to $499,000 price range. In Genesee there are 35. In Summit there are 31 and just 9 in Nashotah. There is 1 home currently on the market in Oconomowoc Lake for below $499,000. Hopefully this gives you an idea of what communities in the area have the most selection at this price level.

The Federal Reserve Board may cut a key lending rate Wednesday by 25 basis points which will help consumers with home equity loans. The Fed does not have a direct affect on long term mortgage rates which have hovered around 6% lately in our market.
Homeowners with lines of credit will see their borrowing costs reduced slightly after the expected cut. The Spring purchase market has picked up as listings have increased substantially the last few weeks.

Will Rates Drop?

No one knows if rates will drop but people sometimes pretend that they know the future direction of mortgage interest rates. We do not predict the future direction of interest rates. The mortgage industry and rates are changing constantly. Loans we could do two weeks ago we can no longer do. Every day there is change. Usually our advice is to lock at application on a refinance or within a few days. Why take the chance? Ask us about our extended lock on purchases. One rate that has dropped is the prime rate which helps those of you with home equity loans tied to prime. Many ARM loans may also reset at lower rate but again we do not know. There is such a small spread now between a 30 year fixed mortgage and a 5/1 or 3/1 ARM our suggestion is to take the fixed. A year from now if a 5/1 ARM offers an advantage than you may want to consider that loan at that time. There will not be a better time to buy a home than right now since credit has in our opinion tightened too much.

Borrowing just got cheaper for millions of Americans when major banks cut the rate 25 basis points yesterday.

When the Federal Reserve meets Tuesday, December 11th to set the course of interest rates few people will be surprised at their decision. Most experts are suggesting a quarter or half point cut to the Federal Funds rate - the rate banks charge each other for overnight loans- this will not impact mortgage rates directly however it will affect Home Equity Lines of Credit, car loans and credit cards. Mortgage rates which are still outstanding creeped up Friday in advance of the Fed meeting.
